Preliminary advice may be sought for multi-residential, major commercial, industrial or large subdivision proposals.

Requests for preliminary advice must be accompanied by relevant information such as architectural plans, specific details of the proposal such as hours of operation and general business activities.

The intent of the preliminary advice is to provide broad comment on the proposed development and the information submitted, as well as indicating the issues that the Council considers should be addressed during the development assessment stage. Council is unable to provide guidance as to whether any variances from the Planning & Design Code provisions will be supported in an application.

Other issues may arise depending on the final design of the development and the advice cannot address all matters that will need to be considered by the Council once a Development Application is lodged.
